RefiBreak is a free calculator that shows how long a mortgage refinance takes to break even.

RefiBreak was built for one purpose: to answer the question every homeowner faces at a refinance — "will I actually save money, or just pay fees?" Every calculation runs locally in your browser. Nothing you type is uploaded, stored on a server, or shared.

We use plain arithmetic on the numbers you enter, including the standard fixed-rate amortization formula. We do not pull live rates; you enter your own current and new rate, so the result reflects your real situation rather than a generic average.

The site is supported by advertising, which lets the calculator stay free. We keep the content focused and the interface calm so the math is the center of attention.

How the calculator works

The break-even figure uses the standard fixed-rate amortization formula to compute your old and new monthly payments, then divides your closing costs by the difference. There is no machine learning, no hidden model, and no rounding trick — the same arithmetic you could do by hand on a spreadsheet. We chose transparency over cleverness so you can trust the output.

Who we are not

We are an independent calculator, not a lender, a broker, or an affiliate of any mortgage company. We do not steer you toward a specific product, and we do not earn a commission if you refinance. The only revenue is advertising, kept unobtrusive so it never competes with the math.
